Aperture Center

World-renowned architect (and New Mexico native) Antoine Predock has created a true centerpiece for the Mesa del Sol community. Ideally positioned between Mesa del Sol’s first commercial and residential phases and adjacent to a two-acre civic park, the three-story, 74,751 gross square foot building contains approximately 49,030 rentable square feet of Class-A office space and 23,089 rentable square feet of Class-A retail space. The retail space will contain approximately 6,000 square feet of restaurant space, a 5,200 square foot Mesa del Sol visitor’s center and other retailers to support the residential and business community.
Smart solutions for a sustainable future.The Mesa del Sol community was founded on principles of sustainability, so our structures adhere to strict green-building standards. With a recycled content of at least 20%, the innovative Mesa del Sol Aperture Center building was designed to have maximum impact on the user—with minimum impact on the environment. All the exterior glass in the project has a high-performance insulated glazing that has a Low-E (low-emissivity) coating to reflect heat in the summer and retain warmth in the winter. Aperture Center also employs "cool roof" technology, including an additional layer of insulation and a reflective surface to reduce the building's overall solar gain. When exterior temperatures are within a comfortable range, an advanced mechanical venting system channels outside air into the building; the terrace trelliswork provides cooling shade while collecting energy with discrete photovoltaic panels. And it's water-conscious, too—the restrooms feature low-flow fixtures and landscaping is irrigated with reused storm water.

Tech Flex Building

The Tech Flex building offers 92,640 square feet of highly configurable, centrally located space for office, manufacturing, and warehouse opportunities. The building will be designed with sustainable features including integrated sunshades on the windows and water landscaping supplied by natural precipitation.
